Primrose Hill Residences

The owner of this 1960s portered building approached us in 2009, under pressure from the apartment leaseholders, seeking a higher standard of property management. The residents were tired of poor management especially the slow response to faults and difficulty in contacting the managing agent. Bruton Street Management successfully tendered and since then have devised and implemented an asset management strategy to include:

  • Internal refurbishment of common parts
  • New marble entrance
  • External repairs and decoration
  • New roof covering
  • Lift car refurbishment (new wooden panelling)
  • Re-landscaping including new Laurel hedge
  • Car park resurfacing and refurbishment
  • Well administered reserve fund

Over an eight year period Hill View has been transformed into a highly desirable Primrose Hill residence, one of London’s prime villages. Property and rental values have been maximised and the residents continue to receive a high level of service.

With every flat enjoying views over Regent’s Park, the property is now highly sought after.

Inherited Issues Resolved:

-          Landlord and tenant dispute. -          Service charge arrears and low reserve fund for the property. -          Poorly managed and tired communal areas de-valuing the property. -          Poorly motivated staff -          Dis-connected phone due to unpaid bills and a three year backlog of water and electricity bills. -          No forward planning on major works. -          No planned maintenance. -          Building now wind and watertight.

“In a short space of time, they have made considerable improvements to Hill View. After several years of ineffectual management, we have been impressed by the way they get things done.”

Nick Smith, Chairman Hill View Residents Committee
